We scan the property with a laser scanner (LiDAR) – 150,000 measurement points per second, indoors and outdoors. That produces the numbers that hold up: real floor area, true-to-scale plan, ceiling heights. Critical dimensions are additionally verified with the handheld laser, down to the millimetre.

How the price scales with property size

The prices shown apply to the floor area stated on each package. Larger properties simply take more time on site – so we scale fairly and transparently:

Example: a 300 m² villa takes roughly 6–8 hours instead of 2–4 – so the Full Check there starts at €490 rather than €299. You learn this up front, not afterwards: send us the property type, approximate m² and location and you get a binding fixed price before you decide. We never add surcharges later.

Construction monitoring as a subscription: for new builds we offer recurring visits with photos, a 3D tour and a short report – priced by frequency and property size, ideally as a monthly package. Just ask.

All prices are “from” prices depending on property size and location – you receive your fixed price before booking. Individual services (e.g. leak detection only, or measurement only) on request as well. Travel within the Antalya/Alanya region included.

The agent wants to sell – we don't. Damp behind fresh paint, missing insulation, wrong falls or overheating electrics can't be seen with the naked eye. We provide neutral measurement data you can decide and negotiate with.

Yes, that is a dedicated part of what we do. For agents and developers we produce virtual 3D tours with a true-to-scale floor plan for marketing; for architects and planners, digital as-built surveys with CAD-compatible data; for commercial clients, condition and area documentation. For ongoing cooperation we work with fixed framework rates – the terms are listed in the “For business” section.

Yes – snagging surveys are one of our core services. We document every defect before you sign the handover, so the developer fixes things while it's still their responsibility.

No – Turkey has clear rules: drones must be registered, and flying is prohibited around airports, ports and military areas. We check the permissions before every job and only fly where it is allowed. If a flight isn't possible, we'll tell you honestly in advance.

We deliver measurement-based condition diagnostics – not structural or legal advice. If we see signs of structural problems, we'll recommend targeted specialist follow-up. Our report is the ideal objective basis for that.
