- Dew point measurement – separates water ingress from condensation
- Laser survey (±2 mm) – room by room, balcony and terrace listed separately
- m² comparison against the listing and the purchase contract
- To-scale floor plan with the measurements marked in
- Straight walls, level floors, drainage falls in bathroom, balcony and terrace
- Windows and doors including seals and opening sizes
- Accessibility: step heights, door widths, thresholds, shower dimensions
- Sockets and fuse box spot-checked with the thermal camera
- Photo documentation of every finding
- PDF report with defects ranked by urgency – red, amber, green

Construction monitoring as a subscription: for new builds we offer recurring visits with photos, a 3D tour and a short report – priced by frequency and property size, ideally as a monthly package. Just ask.
